Holladay Construction Group has added the Bluejay 1 building to its industrial construction portfolio
Holladay Construction Group's Northwest Indiana team has completed a $5.3 million construction project known as the Bluejay 1 Flex Building. Holladay Construction Group served as the General Contractor for the building, and worked closely with owner, Barley Properties, and developer, Holladay Properties, on the construction of the new 65,592 square foot multi-tenant flex facility located at 2640 Barley Road in Valparaiso, IN, adjacent to Indiana Beverage.
“The investment is proof of Barley Properties’ long-term outlook on the Valparaiso marketplace and of our commitment to the continued success of Valparaiso,” said Jon Leetz, Barley Properties. “The building is designed to fill a need for flexible light industrial and commercial space in Valparaiso. It offers local businesses an option to grow here, and it provides an ideal location to attract new businesses to our community.”
Barley Properties' Bluejay 1 building was designed by Curran Architecture to accommodate multiple tenants in a variety of uses and features energy efficient design standards and dedicated architectural storefronts. The building has 24-foot clear ceiling height, utility infrastructure to accommodate a wide variety of users, and dock and drive-in doors available for each suite.
“The idea here was to provide an economical space for small- to medium-sized tenants,” said Michael O’Connor, Vice President of Development and Leasing for Holladay Properties. “There isn’t really anything similar to this in Valparaiso. Most everything else that’s free-standing is for single-tenants and has filled up.”
The building has already welcomed its first tenant, TLC Companies, to Suite 110, a 7,447 square foot office space located in the northeast corner of the facility. Holladay Construction Group completed the interior office build-out for TLC, which included a large, open workspace, spacious conference room, and multiple private offices. TLC offers risk management, payroll services, administration, and benefit packages to transportation companies and brings 50 jobs to the building.
The Bluejay 1 building is in an ideal location and offers visibility from IN-49 as well as proximity to US Highway 30 and the Porter County Regional Airport. The property has city provided utilities, 120 car parking spaces, and access to amenities including restaurants, shopping, and educational services.
Holladay Construction Group broke ground on the building in August 2019 and landscaping installation wrapped up in June 2020.
